Bridging loans in Northern Ireland

Short-term finance secured on property, for when a purchase can't wait: buying before you sell, auction purchases, refurbishments and broken chains.

Short-term borrowing with a clear way out

A bridging loan is short-term borrowing secured on property, usually for a few months up to around 18 months. It's designed to cover a gap, for example between buying a new property and selling your current one, or between buying a property that needs work and moving it onto a standard mortgage once it's done.

Bridging costs more than a normal mortgage, so it only makes sense when the speed or flexibility is worth it, and when you have a clear plan to repay it, such as a sale or a refinance. We'll go through your plan with you before anything is applied for, explain all the costs in writing, and tell you straight if we don't think bridging is right for you.

Some bridging loans are regulated by the Financial Conduct Authority and some aren't. A loan secured on a home you or your family live in, or will live in, is usually regulated. A loan for an investment property or a business purpose usually isn't. We'll explain which applies to you and what protections you have.

How we help

  • Buying your next home before your current one sells
  • Auction purchases with tight completion deadlines
  • Buying a property that needs work before a normal lender will lend on it
  • Keeping a purchase on track when a chain breaks
  • We find lenders that lend on Northern Ireland property
Bridging loans are secured against property. Your property may be repossessed if you do not keep up repayments. Some bridging loans are not regulated by the Financial Conduct Authority.

Questions people ask

How long does a bridging loan last?

Usually from a few months up to around 18 months. The term is set to match your plan for repaying it, with some room in case a sale or refinance takes longer than expected.

How is the interest paid?

It depends on the loan. Interest can be paid monthly, added to the loan and paid at the end, or taken from the loan at the start. We'll explain the options and the total cost before you decide.

What is an exit strategy?

It's how you'll repay the loan at the end of the term, usually by selling a property or moving onto a standard mortgage. Every lender will want to see a realistic exit before they agree to lend.

How quickly can bridging be arranged?

Often faster than a standard mortgage, but it still depends on the valuation and the legal work. Tell us your deadline at the start and we'll be honest about whether it's achievable.
