First-time buyer mortgages in Northern Ireland

Buying your first home is exciting — and a lot to take in. We'll explain how it all works, find the right lender and handle the application for you.

Getting on the ladder, without the stress

Most first-time buyers in NI need a deposit of at least 5%, but the rate you're offered and how much you can borrow depend on your income, commitments and credit history. Different lenders look at these very differently.

We look at your whole picture, show you what's realistic, and help you choose between options such as a standard mortgage, a Co-Ownership purchase, or help from family.

How we help

  • Agreement in principle so you can make offers with confidence
  • Clear written comparison of your options and all costs
  • We deal with the lender, valuer and underwriters
  • Updates to you, your estate agent and solicitor right to completion
  • Advice on protecting your new home and family
Your home may be repossessed if you do not keep up repayments on your mortgage.

Questions people ask

How much deposit do I need?

Usually a minimum of 5%. A 10% or 15% deposit will often unlock better rates.

Can I use a gifted deposit?

Many lenders accept a gift from family. They'll need a letter confirming it's a gift, not a loan.

What about Co-Ownership?

It lets you buy a share of a home and rent the rest, reducing the deposit you need. We can advise on the mortgage part.
